How do you qualify for the Cash to Close Program?
Our Cash to Close Program is available to all of our clients! We understand that coming up with money to close a Kitchener or Cambridge property is an additional burden that you would rather not have to deal with.

How does your Cash to Close Program help me?
Selling your property can be a very expensive process. There are lawyer's fees, moving fees, and coming up with first and last months' rent for your new place. And the biggest problem is, you need to come up with most of this cash BEFORE your property closes. Here at KWC Property Buyers, we recognize this is a major issue for most of our clients. So we have created the Cash to Close Program to cover all these expenses, so that you don’t have to worry about coming up with the money.
One of the primary reasons that people have for needing to sell their property is lack of money.

What if my house needs repairs?
We buy Kitchener, Waterloo, and Cambridge properties in any and all conditions. The majority of people who contact us have properties that need varying degrees of renovations. Lack of money for repairing household items such as a roof or furnace is often one of the reasons people have for needing to sell their property.

Should I fix my house before I contact you?
This decision is up to you. But typically people that need to sell their property do not have the money, nor want the headache of taking on renovations. We are buying professionals and are used to looking past the cosmetic issues your property may have. This is another advantage for you as you can save the money you would have had to spend on renovations and still sell your property.

Are you real estate agents?
No. We are property buyers who provide solutions to the problems of property owners who need to sell.

Why not just sell my Cambrdige home through a real estate agent?
This is an excellent question. For people who WANT to sell their properties, hiring a real estate agent is very good option. For people who NEED to sell their properties, there are many factors that need to be considered when deciding whether or not to use a realtor.
By listing your property, you automatically become subject to the 5-6% real estate commission that all agents charge, as well as the variability of the current real estate market. There can also be a big difference between asking price and selling price! Your agent will suggest an “asking price” for your property when you list it. Once it is listed, people will come through your property and, if they are interested, make an offer. The main problem with this is that the majority of the time the offer is much lower than your asking price. When you NEED to sell, the longer your property stays on the market, the more motivated you become to sell. The more motivated you become to sell, the lower the sales price will be that you would be willing to accept. Furthermore, when you NEED to sell it is very important to keep in mind how long it is before you have to have the property closed. The average number of days a property stays on the market is 45-90 days, depending on the type of property you have and where it’s located. Then expect another 60-90 days after the offer has been accepted for the closing of the deal.
Ultimately there are many ‘hidden’ expenses and hassles that come with listing your property. If you simply want to sell, listing your house and dealing with these issues is probably your best option. For those who HAVE to sell, make sure that you take everything into consideration when making your decision.
